BMV Property Leads: How To Purchase

 

1. View all our current BMV Lead details in our online BMV Leads shop. (enter BMV Leads Shop here).

 

2. When you find a BMV lead that you want to buy, add it to your 'cart' and proceed to the checkout.

 

3. Pay by Debit/Credit Card (this is a external system operated by Paypal or Google Checkout, to ensure payment security), or simply pay using your Paypal account if you have one.

 

4. Upon receipt of payment, the BMV lead is removed from the shop to ensure that we only sell one BMV lead to one investor.

 

Please make sure that you enter a valid email address at the checkout stage, as this is the address that the full BMV property lead details will be sent to.

 

BMV Leads: Our Lead Qualifying Process

 

1. The seller reaches our website via our leaftets, newspaper or online advertising.

2. Having read the contents of our site, if they are motivated enough to sell their property quickly, they will complete our online enquiry form.

3. The online enquiry form asks the vendor a variety of revelant questions to establish their own personal situation, such as how quickly they need to sell their property, and why they are selling.

4. We then ask the vendor if they will consider cash offers of at least 25% below the market value of their property for a quick cash sale.

5. The vendor then must manually select an answer for this question. There is no default selection, the vendor must select "Yes" or "No".

We only offer leads for sale where the vendor has selected YES to this question

 

Quality of Our BMV Leads

 

  • We do not offer for sale leads where the vendor has said "No" to our 25% BMV qualifying question, or where the vendor has disclosed outstanding mortgage and/or secured debt amounts which would not make a 25% BMV offer possible.

 

  • We offer as much information as possible so that the investor is able to carry out their own due diligence before purchasing the lead. This includes:

- postcode detail up to the 1st number of the second part

- property type

- number of bedrooms and reception rooms

- if the property is ex local authority

- overall condition of property

 

  • All leads that remain unsold after 3 days are reduced to half price. If they remain unsold for a further 3 days they are removed from our store. There are no BMV leads in our shop older than 7 days.

 

  • All leads are sold on an exclusive basis - this means that each lead is only ever sold to ONE investor.

 

Our Replacement Lead Policy

 

It is important to remember that BMV Lead conversion is a numbers game. The success of lead conversion depends on a number of factors such as negotiation skills, building a relationship with the vendor and lead selection.

 

If you are concerned about not getitng a BMV Deal for every lead that you buy, BMV leads may not be for you.

 

If you cannot contact a lead, we will offer you a FREE replacement lead if you email us on leads@bmvpropertyinvestments.co.uk within 5 working days. We will then try to contact the vendor on your behalf, if we cannot make contact in the next 2 workin days we will offer you a free replacement lead.

 

We do not offer any other warranty with regards to the accuracy of the information that has been provided by the vendor, or the vendor's level of motivation to sell their property.
